If you're looking for a loan term not to exceed 12 years and have at least 20% down then you could qualify for an "in-house" loan.

If you need a longer amortization or have less down an SBA loan would apply.

An SBA 504 loan is for fixed asset acquisition (i.e. land, building and equipment) only and provides the benefit of financing a portion of the purchase at a fixed interest rate over a 20 year period.

An SBA 7(a) loan can include other uses such as debt refinancing, working capital, inventory, business acquisition, etc.

A B&I loan is typically a larger loan at a very low interest rate amortized over a maximum of 30 years. USDA (which approves the B&I loan) requires at least 10% hard equity for an existing business and 20% for a startup.
